The opportunity

We found this property through a local agent, which was an unmodernised 3 bedroom semi-detached house, in a fantastic location opposite the newly developed West Way Square in Botley.

The potential

Through a gross development value optimisation appraisal and feasibility exercises, approval was gained to extend the previously under-utilised area. We added an additional 387 square foot to the property, creating an exceptional ground floor and duplex flat, with private amenity spaces and on-site parking.

The design

As well as maximising the development value of the property, we set out to create a dynamic yet sympathetic contemporary scheme, respectful to both the scale and size of the nearby buildings. Internally both flats were bright, light filled and open-plan spaces that have been finished in a clean and minimalist style. We used high quality, neutral interior details throughout.

The challenges

Converting an existing house to flats naturally comes with its challenges. We had to ensure the compartmentalisation of each flat complied with the various Building Control regulations. Without this we wouldn’t have been able to secure a 10-year structural warranty, which is a requirement for a potential buyers mortgage provider.

The outcome

The flats were put back onto the open market, where both were sold to first time buyers, achieving a gross development value of £643,000.
