The opportunity

We were introduced to the site to help the owners consider their options after they successfully gained planning permission for two x 3 bedroom semi-detached houses to the rear of the existing garden.

The potential

After reviewing the original design, we felt there was an opportunity to improve and increase the scale of the development. We exchanged on the site through an option agreement, where we subsequently built a relationship with the neighbouring property and agreed to purchase part of their rear garden. This allowed us to completely transform the site, where we enhanced the scheme by creating four x 3 bedroom terraced houses with mansard roofs, totalling 6,000 square foot.

The design

Our Architect created an architectural led design, introducing contemporary detailing and materiality. A restricted palette of high-quality materials included brick with textured detailing alongside metal standing seam roofs. The composite of the main façade was designed with angled bay windows to give a refined and textural touch, whilst helping to preserve the neighbouring privacy. An open-plan modern living space was designed for the ground floor. The master bedroom, which took the entire third floor, included an ensuite, walk-in closet, and private balcony overlooking the rear garden.

The challenges

Further highways, drainage, soil investigation, acoustic, vibration and arboricultural surveys were necessary which demonstrates the complexity of the project and level of detail required. Due to the great relationships we have built with our consultants over time, we were able to overcome these challenges.

The outcome

We sold the site with a successful planning application under Buckinghamshire Council to a local Developer. The gross development value was in the region of £2.5 million.
